ABOUT ME: I’m Anika. I’m a 22 year old female. I’m a student at LSE, and am currently working in the head office at Selfridges for the summer. I like to make the most of living in such an exciting and interesting area, and spend a lot of my spare time enjoying everything the area has to offer such as restaurants, pubs, shows, shops and markets.

ABOUT YOU: I’m looking to share my flat with fun yet responsible people, who can be friends as well as flatmates. I’d prefer sociable people, though please note that this is not a party flat. Ideally I’m looking for students or young professionals (if they’re happy to be responsible for council tax), and this flat is perfect for UCL (10 minutes walk) or LSE (15-20 minutes walk) students, in an amazing location right in the centre of zone 1. Ideally, I would prefer fluent English speakers. You must not be a smoker (the flat is strictly a non-smoking flat).

THE BUILDING: A purpose built block of flats with a good mixture of residents, including families. The building is secure and the residents develop a safe and friendly community.

THE FLAT: 870 square foot 4-bedroom (no lounge) flat on the second floor. Wooden and stone flooring throughout, with all rooms off the hallway. Energy efficient with central heating throughout. There is a video-entry phone in the hallway. All rooms are furnished.

YOUR ROOM:

Bedroom 1: 14' x 13' (approx.) Large, bright, airy room with king sized bed. Double wardrobe with full-length mirror, large bookshelf, desk with shelf, CD rack etc. Ornate fireplace, coved ceiling and picture rail. Coat hanger on door, telephone point and television aerial. Double glazed windows overlooking Newman Street with wooden blinds. See picture.

Bedroom 2: 11'6" x 9'7" (approx.) Good-sized room with king sized bed. Traditional pine desk and wardrobe. Coat hanger on door, telephone point and television aerial. Large window overlooking courtyard (quiet) with wooden blinds. The current tenant is willing to sell the chest of drawers and mirror in the room. See picture.

Bedroom 3: 11’ x 8’6” (approx.) Single bedroom with masses of storage. Wall to floor built-in double wardrobe, built-in shelving, desk with shelf, CD rack etc. Coat hanger on door, telephone point and television aerial. Window overlooking courtyard (quiet) with wooden blinds. See picture.


KITCHEN: 12’ x 9’7”. Eat-in kitchen with stone flooring. Full range of wooden wall and base units with tiled work-top surfaces, and additional storage space above cupboards. Fan-assisted oven with gas hob and extractor fan. Extendable wooden dining table. Fridge-Freezer, 1½ sink, washing machine and dryer.

BATHROOM: Spacious bathroom with a panelled bath with mixer taps and overhead shower, storage cupboard, 2 mirrors, multi-coloured tiled walls, stone floor, heated chrome towel rail, spotlights.

THE STREET: Newman Street (W1) runs between Oxford Street and Goodge Street/Mortimer Street. It is a relatively quiet and safe street in the heart of London’s popular and fashionable West End, run under Westminster City Council. The street is mostly residential and offices, so quiet during the night. It’s home to a post office and next to the W1 collection centre (very useful if you miss a package!).

**PLEASE NOTE: There is currently diverted traffic running through Newman Street (for Crossrail), and also scaffolding outside the building for repair works (not to the flat itself). Both of these are due to be removed/complete in November. Personally I have not found them to be much of a problem.**

THE IMMEDIATE AREA:
South Fitzrovia is often considered a classy, safe, and quiet neighbourhood for it's location.
Oxford Street is famous for having numerous clothes shops. Goodge Street is packed with a massive variety of bars, pubs and restaurants, along with Charlotte Street and Rathbone Street (home to The Roxy). Cross Oxford Street, and you’ll reach Soho – full of trendy restaurants, bars, clubs and shops. The area is also packed with post-production centres – great if you’re a good celebrity spotter!
There is a good-sized Tesco on Goodge Street, and a Sainsbury’s on Mortimer Street. There are also 2 Sainsbury’s and an M&S on Tottenham Court Road. Waitrose supermarkets are around 15 minutes away.
There are also plenty of small cafés, restaurants and shops very close to the flat. Very local favourites of mine include a small coffee shop that serves great brunch on the weekend, and an old pie house - both less than a street away!

TRANSPORT: The flat is in walking distance from 8 underground lines at the following stations: Goodge Street, Tottenham Court Road, Oxford Circus, Euston Square, Great Portland Street, Warren Street and Bond Street.
Euston, Kings Cross, Victoria, and Marylebone stations are also within easy access for mainland train services.
Buses (including night buses) and black cabs run frequently in the area.
In short, you shouldn’t have a problem getting to most places in reach of public transport!

That said, you’ll soon realise that walking is often the best way to get around. You’ll constantly be discovering new gems and quiet shortcuts to further speed up your journey. Here is an example of approximate WALKING distances to some places of interest from the flat:

Oxford St – 90 seconds
Soho – 2-3 minutes
Tottenham Court Road – 4 minutes
The College of Law - 5 minutes
UCL & ULU – 7-10 minutes
Covent Garden – 10 minutes.
Leicester Square – 10 minutes.
Bond St/Selfridges – 15 minutes.
LSE – 15-20 minutes.
Marylebone – 15-20 minutes
Hyde Park/Regent’s Park – 20 minutes.
Trafalgar Square – 17-18 minutes
KCL (Strand) – 20 minutes

IMPORTANT: We currently have Sky MAX Broadband. We are considering changing to o2, which would work out at around 25% cheaper (including line rental), for the same speed. Other bills (utilities) are not included, but the flat is well-insulated and energy efficient. Your share of the annual TV licence (one-off payment of £36. 38) will be required within the first 10 days. You will expected to chip in equally for communal products, such as cleaning products, toilet roll etc.

The contract is strictly a 12 month contract, starting on the 18th September 2010.
Flat viewings/interviews will be held on Saturday 11th September and Sunday 12th September ONLY. If you are interested, you will need to be ready to sign a holding deposit agreement on Sunday evening and have a cheque for the holding deposit (two weeks’ rent), as well as photo ID, details (name, address and telephone number) of 2 referees (ideally at least 1 should be a landlord), and a guarantor. You will be given the night to look over the standard joint tenancy agreement (which all 4 of us will sign) as well as an internal tenancy agreement. These will then be signed with a witness in London on Monday.
Please note: Decisions will NOT be based on a first come first served basis. Personality is key, and a decision will only be made once everyone (within reason) has been seen.
