Hello there,
So, let me tell you a little bit about our fabulous houseshare in the lovely quiet, green & safe suburb of Urmston, Trafford, West Manchester.
For starters the location is very handy to the motorway (M60 5 mins) if you have a car & if not then it's a 5 minute brisk walk to the train station where you can get into the city centre in around 10 mins. It's also just 5 mins Walk to Trafford Hospital, a 5 min drive to The Trafford Centre (the North Of Englands largest shopping mall - probably, i've not checked but it is quite big), a 15 min drive to the city centre, 10 min drive to Chorlton, 10 min drive to Media City/Salford Quays & 10 minute drive to the Cheshire countryside.
In short - you can get anywhere worth getting to pretty darn quick.
The room itself, is a large double, it's upstairs, it's fully furnished (double bed, desk, drawers, wardrobe, shelves, bedside cabinet), it has a digital tv connection, WiFi & it's decorated very nicely thank you. You can even borrow some bedding if your planning a short stay.
We also have a modern kitchen & two bathrooms, a nice garden (gardeners most welcome!) & off road parking to share.
The current housemates are a mix of male/female, all over 25, mostly English (but with one very nice Spanish guy), all working & pretty easy going. We like a bit of peace & quiet here & keep things tidy, so for someone of a similar age & frame of mind this could be ideal. If on the other hand your looking for a lively late night party atmosphere & expect someone else to wash your dishes for you - then this is probably not the ideal place for you.
Non smokers preferred, if you do smoke then it's outside only please.
Although i hate to bring up the dirty subject of money, nothing in life is free, you get what you pay for etc, etc..
So, the basic rent is usually £300 PCM.
You usually need to add to that £25 for council tax & £25 for gas, electric & water. So, that's £350 in total (optional extras broadband £5, TV license £3). The deposit is £300.
Here's the deal - This room is actually mine & i'm currently in NZ. If this rooms gets taken it means i can extend my trip (yay!), if not i'll be back sooner rather than later. So, this would ideally suit someone looking for somewhere temporary, anywhere from 1-3 months.
The advantages, for you are as follows:
Flexibility - I only require 1 weeks notice (usually 1 month).
If you also agree to me giving you 1 weeks notice to quit too, you can have the room for £75 a week all in with no extra for bills & free BB (just don't tell the other housemates). Bargain.
The chances of me actually giving you one weeks notice to quit are very slim (i am in NZ after all), you will probably get at least two, but more likely four (maybe more).
If you prefer more certainty, you can have one months notice (works both ways), but at the full rent price. Sound fair enough?
Almost forgot, if you take the one week option, i'll let you off on the £300 deposit. Yeah, i know i'm a nice guy.
Basically, just let me know your situation & we'll see what we can work out.
We generally prefer people over 25 (it just works best), although this is not a hard & fast rule - it depends on what kind of person you are & what sort of place your looking for. You do need to be working though (or have proof of funds). If your relying on benefits - it just makes life too difficult.
