Comfortable room in spacious friendly flat-share

Large first floor three bedroom flat, newly decorated with shared living space and a well kept garden.

It's a 5 minute walk to Anerley station for trains to London Bridge (15 mins, with good connections to Charing Cross and Cannon St) and the tube network (overground line with links to Jubilee and District Line / DLR). Penge East is another 5 mins walk with good connections to Blackfriars and Victoria (20 mins).

Dulwich, Sydenham and Crystal Palace are a 15 minute stroll away and all offer bars, well resourced fitness centres (Olympic sized pool at Crystal Palace) eateries and splendid parks for keen explorers. Crystal Palace is great for antique furniture and curio browsing. There are local shops around the corner and a good-sized Sainsbury's a few minutes walk away.

I live in Hull. I am a university lecturer and my husband is an artist / art teacher. You will find us good landlords who fix anything that needs attention quickly. We stay in the flat some weekends and academic holidays. We rent to 1 other tenant and sometimes host students from the local language school. We want to 'share a home' rather then 'rent a room' and so would like to live with someone who's sociable and happy.

Important business stuff: I'll need references with 1 months rent and 1 month deposit in advance. I prefer a minimum tenancy of 6 months with 1 month notice period. This flat is strictly non-smoking and no pets allowed.
