Lovely room now available in clean modern home. I would like someone to share the house with who is clean & tidy, whilst feeling that they can make themselves comfortable. I am a nurse and enjoy a glass of wine on the evenings I'm at home, but I work several evenings per week - so great for if want a bit of space to yourself.

Minimum age 25, no party animals/clubbers please! Ideally I am looking for someone short to long term - Min 3 months, Max 1 year, (shorter term considered for adjusted rent costs). Rent is inclusive of all bills.

The room is listed as available from mid-March, but may possibly be ready earlier in March.

The room is single, central heated and cleanly decorated; it has decent storage space with a large built-in closet. Free wireless broadband connection.

The house is near to the White Rose Centre, in a pleasant, safe residential area. Excellent motorway links - M621, M62, M1; buses every 10 minutes to city centre - ideal for Mon - Friday commuters.

I have one impeccably well-behaved, clean & friendly cat (kitchen "work-top climbing", pet hair etc NOT allowed).
