Beautiful recently restored (nearly finished)Manor House in Ellesmere Park Monton which is a very quiet afluent tree lined residential conservation area(similar to Didsbury)
The lodging rooms(double your average room size) are on the ground floor
Room available NOW! (existing lodger having to leave suddenly due to family illness)

huge room 4. 5metres by 5metres, all open plan
beech fireplace and living flame fire, brown leather sofa bed,, glass dining/computer table and chair, decent double bed with good quality mattress, sink with mirror cabinet, enclosed corner shower unit, modern beech large wardrobe and tv cabinet with large tv...and a seperate toilet/hand sink in the hallway...good quality loo roll is included!

The rooms now have hard wired broadband so the internet/WIFI reception is perfect
The shared kitchen is 10metres by 4metres with a full size commercial cooking range, plenty worktop space. long central cooking table with glass cutting/chopping plates(great for large food preparation) 2 full sized sinks, 2 washing machines, dining table/chairs, lounge and SKY tv area at the end
Also 2 microwaves(1 roasting commercial type),a blender and a commercial toaster
Each lodger has their own fridge/freezers and larder unit so there are no disputes over who`s turn it is to buy the milk or who has used it all!
We include good quality kitchen roll and washing up liquid
The shared kitchen works very well because you have a social life as and when you want it or the privacy of your room ,its up to you.....the lodging rooms are huge so enjoy your own space

All shared areas are cleaned 3 times a week

Outside are two massive very private decked areas with outdoor dining, sun loungers, BBQ and gazeebo

Our rooms/living areas are upstairs and completely seperate from the lodgings
We have two sons(aged 14 & 17)and 1 very friendly dog who is very quiet(not a yipyap but a huge wolf /huskey who keeps the house very secure)and she doesnt pass through the lodgings so you wont find her asleep on your bed ha ha!
Our children are well mannered and respect adults which is rare these days.
8 parking spaces on huge private fenced off drive with automated electric gates(for privacy/security not snobbery)and you have your own keyfob for easy entry/exit

We are located:
10 mins walk from Salford Royal(formerly Hope)hospital, 5mins walk from Monton Village which has a number of coffee shops, restaurants, a deli and a new Tesco etc
5mins the other way is Eccles college and Eccles town centre which has a library, sports centre, large Morrisons Supermarket and where you can catch the Metrolink Tram to
Manchester City Centre(20mins or by car 8mins, bus 15mins)which has been voted the uk`s third most visited/popular city...the Universities, Museums etc are legendary
The Lowry Shopping Centre(10mins by tram, 8mins by car),Art Gallery and of course the New Media City Salford (yes we live very near it)which is being occupied by the BBC, Granada tv, Booths supermarket etc...The Manchester United Stadium is just across the footbridge too
Also the Trafford Centre is very near (15mins bus or 10mins car)which also includes JJB sports stadium, David Loyd leisure and raquets club, the Chill Factor ski and snow centre, Driving range, Costco and a huge Asda Supermarket
terms are 1 months rent up front with no deposit required because its a lot of money to find and I only deal with decent honest people
Our lodgings are highly sought after, people stay long term so we are choosey and I respect/expect the same in return
